STAGE 1: INITIAL DESIGN AND FEASIBILITY STUDIES (RIBA STAGES 1-2) 

Survey of the existing property to produce existing floor plans, elevations, and a section.

A feasibility study including sketch layout options.

Establish the budget and timescale for the project.


STAGE 2: PLANNING APPLICATION (RIBA STAGE 3)

Create a full set of drawings and documents for submission to local authority. 

Advice will be given to whether a planning application is required and the process explained in detail.


STAGE 3: BUILDING REGULATION DRAWINGS (RIBA STAGE 4)

Prepare and submit a building control application. Work with a structural engineer, if required. Prepare detailed, technical drawings of the project.


STAGE 4: PRE-CONSTRUCTION (TENDER)

Produce a Scope of Works document. Issue tender packages to building contractors. Review tender returns and negotiate on your behalf the final construction price.


STAGE 5: CONSTRUCTION CONTRACT ADMINISTRATION (RIBA STAGES 5-6) 

Enter into a formal contract with the builder you select to carry out the works. 

Prepare a detailed construction contract between property owner and builder.


STAGE 6: POST-CONSTRUCTION (RIBA STAGE 7) 

Inspect the finished building and agree a list of defects, or ‘snagging’.

Negotiate with the  Building Control Department to ensure completion certificate is issued.
