Project Overview:
This project involved the comprehensive transformation of an unloved and long-untouched family home located within the highly regarded Kings Orchard Conservation Area in Eltham. The client’s brief was to modernise and significantly extend the existing property while preserving and enhancing its character, creating a generous and contemporary family home that responds sensitively to its historic context.

James Kay Architects were appointed from concept through to completion, providing a full architectural service including conservation-led design, planning strategy, technical design, and contract administration on site. The proposals included a whole house refurbishment, a substantial double storey rear extension, and the conversion of the existing loft to form two additional bedrooms.

Particular care was taken to ensure the scale, massing, and materiality of the extensions respected the character of the Conservation Area, while allowing the interior of the house to be transformed into a bright, open, and highly functional modern home.

The completed works have created a spacious six-bedroom property with generous open-plan kitchen, dining, and family areas forming the heart of the home. Strong connections to the garden were established, enhancing natural light and everyday living.

In addition to the main house works, a standalone garden room was designed to provide a flexible leisure and wellness space, incorporating a sauna and relaxation area.
