Whole House Refurbishment & Wrap-Around Extension, Kings Orchard Conservation Area, Eltham SE9
Project Description: Whole House Refurbishment & Wrap-Around Extension to an Art Deco House, Kings Orchard Conservation Area, Eltham SE9
Location: Kings Orchard Conservation Area, Eltham, Royal Borough of Greenwich, London SE9
Project Overview:
This project involved the comprehensive refurbishment and transformation of a white rendered Art Deco family home located within the highly regarded Kings Orchard Conservation Area in Eltham. Previously considered one of the least attractive properties in the area, the client’s ambition was to reimagine the house into a timeless, elegant family home that celebrates its Art Deco heritage while embracing contemporary living.
James Kay Architects were appointed from concept through to completion, providing a full architectural service including design development, planning strategy, technical design, and contract administration on site. The proposals included the addition of a new front porch, a substantial wrap-around rear and side extension at ground floor level, and a complete internal reconfiguration to create generous open-plan living spaces.
The design approach focused on retaining and enhancing the proportions and character of the original Art Deco building while introducing carefully considered contemporary interventions. The wrap-around extension forms a new open-plan kitchen, dining, and family space that connects seamlessly to the garden, creating the heart of the home.
Internally, the property was fully reworked to improve circulation, spatial flow, and functionality for modern family living. The existing garage was converted into a home gym, providing valuable additional accommodation without increasing the building footprint.
Scope of Work:
Conservation-Led Design responding to the Kings Orchard Conservation Area and Art Deco architectural character.
Whole House Refurbishment with complete internal reconfiguration.
Wrap-Around Rear & Side Extension at ground floor level.
Front Porch Addition to enhance arrival and street presence.
Garage Conversion to create a home gym.
Planning & Conservation Area Consent.
Technical Design & Building Regulations Drawings.
Outcome:
The completed project has transformed an unattractive and dated Art Deco house into one of the most refined and visually striking homes within the Kings Orchard Conservation Area. The sensitive refurbishment and contemporary wrap-around extension have created a timeless family home that balances architectural heritage with modern open-plan living. The project significantly enhanced the property’s appearance, functionality, and overall value.
